Buying or selling a dairy or dairy support farm in the Waikato

Doug Wakelin, Rural/Lifestyle Sales Consultant, Property Brokers Te Awamutu

Short answer. Dairy is the strongest farm sector in the 2026 data: REINZ reported dairy sales up 38.2 percent nationally in the year to March 2026, and Fonterra lifted its 2026/27 milk price forecast midpoint to $9.75 per kgMS on 30 Oct 2026. Buyers still focus on effluent compliance, farm plans and environmental rules in the Waikato and Waipā catchments.

What to check on a Waikato dairy farm

  1. Effluent system and consents. See farm dairy effluent.
  2. PC1 and farm plans. See freshwater farm plans. Land-use change over 4.1 ha stays controlled.
  3. Water. See water takes.
  4. Stock exclusion and riparian planting. Fencing and setbacks along waterways.
  5. Shed and herd facilities: age, condition and capacity.
  6. Production and supply records. Ask for several seasons.
  7. Dairy support land. What grazing and winter feed arrangements exist?
  8. Fonterra shares and supply. This is a financial matter. Ask an authorised financial adviser and Fonterra, and note that Doug can't advise on shares.

Selling a dairy farm

Assemble the documents in the farm sale documents checklist. Effluent, farm plan and consent records matter most. Talk to your accountant about GST and tax early, see GST on rural property. One of Doug's past clients, an accountant, wrote on his testimonials page about the sale of a family dairy farm tied up with estate issues.
