Te Kuiti and Waitomo: sheep, beef and hill country in Waitomo District
Doug Wakelin, Rural/Lifestyle Sales Consultant, Property Brokers Te Awamutu
Short answer. Waitomo District had 9,585 usual residents at the 2023 Census. The district's new plan, with decisions notified on 19 June 2025, is partly under appeal. Provisions that are under appeal aren't operative, and the 2009 plan rules still apply to them. A Rural Lifestyle Zone with 2,500 square metre lots surrounds some towns.

What to check
- Which plan applies. Look up the property in the appeals version and the 2009 plan. See subdivision rules.
- Access and distance. Many hill country properties are a long way from services. The Waitaanga listing gives its distance from Te Kuiti, New Plymouth and Taumarunui. Ask what the road is like in winter.
- Land use. Check LUC classes and ETS status before assuming forestry potential. See pines and carbon.
- Water. See water takes.
- Hill country infrastructure. Yards, woolsheds, tracks, fencing and water reticulation. See shortlisting farms.
