Buying a farm or lifestyle block
Choosing an area: Waipā, Ōtorohanga, Waitomo, Kāwhia or the Mokau coast
Doug Wakelin, Rural/Lifestyle Sales Consultant, Property Brokers Te Awamutu
Short answer. Pick the area by the farm you want to run, then check distance, services and rules. Waipā suits dairy, dairy support and lifestyle buyers close to Hamilton and Te Awamutu. Ōtorohanga and Te Kuiti lean to sheep, beef and mixed farming. The west coast from Kāwhia to Mokau suits coastal and holiday buyers who accept the remoteness.

What to compare on each short list
- Climate and drought risk. Ask locals how the last dry summer went.
- Distance to saleyards, works, vet, school, hospital, airport and a supplier of the things you'll need every week.
- Roads and access. Gravel roads, slips, one-way bridges and weather closures matter on the coast and in the hill country.
- Neighbours and land use nearby. Dairy, forestry, quarry, a hunting club, sprays and hail cannons all show up.
- Rules. See subdivision rules, water takes and the freshwater position.
- Power and internet. Ask what actually works, not what the listing says.
