Doug Wakelin, Rural/Lifestyle Sales Consultant, Property Brokers Te Awamutu

Short answer. Mokau, Awakino and Marokopa are in Waitomo District. The council has mapped coastal hazard areas there, including a 50-year erosion area and a 100-year area to 2120. The proposed plan also has a Rural Lifestyle Zone with 2,500 square metre lots at Mokau and Marokopa. Check hazards and zoning before you commit.

What to check

  1. Coastal hazard mapping. Check if a section or house is in a CEHA or CFHA area. Development is reduced in these areas, and consent may require avoidance or mitigation. See coastal land.
  2. LIM. See LIM vs PIM.
  3. Insurance and finance. Ask an insurer and your lender before you commit.
  4. Access and roads. Check the road, bridges and slip history.
  5. Services. Water, wastewater, power and internet vary widely.
  6. Farm land. For coastal farms, check the usual farm items in shortlisting and the due diligence checklist.
