Coastal land and baches on the west coast: hazards, access and services
Doug Wakelin, Rural/Lifestyle Sales Consultant, Property Brokers Te Awamutu
Short answer. Coastal land brings views and a lifestyle, but also hazards, remote access and limited services. Check council hazard mapping, ask for a LIM, ask about insurance before you commit, and check how water and wastewater work on the site. Mokau, Awakino and Marokopa have mapped erosion and flood hazard areas.
Hazards on the Waitomo coast
Waitomo District Council identifies coastal hazard overlays for Mokau, Awakino and Marokopa. CEHA 1 covers areas likely to be affected by erosion within 50 years. CEHA 2 covers the following 100 years to 2120, including 1.0 m of sea-level rise. CFHA covers rare extreme storm-surge flooding. Development is reduced in these zones, especially CEHA 1 (WDC, checked 2 Nov 2026).
In Ōtorohanga District, Coastal and Landscape Policy Areas and natural hazard areas can restrict subdivision (ODC).
